The Provincial People's Committee decided to approve the local adjustment of the Gia Binh Industrial Park Zoning Plan, scale 1/2,000, Bac Ninh province with the following main contents:
Adjustment content:
- Add the function of Workers' Accommodation at land lot HCDV-04 and change the name to land lot NTL-01, the total area of the land lot remains the same. Adjust the land use index: Maximum height of 12 floors (or 44m); maximum construction density of 40%; maximum land use coefficient of 4.8 times;
- Add security land, fire prevention and fighting (symbol: PCCC-01) at the land lot of administrative and service works: Adjust 20,000.0m2 of administrative and service works land area at land lot HCDV-03 to Security, fire prevention and fighting land. Land use index: Maximum height of 12 floors (or 44m); maximum construction density of 40%; maximum land use coefficient of 4.8 times;
- Adjust the planning index of land plots for administrative and service works (symbols: HCDV-01, HCDV-02, HCDV-03, HCDV-05) to increase land use efficiency: maximum height of 12 floors (or 44m), maximum construction density remains 40%, maximum land use coefficient is 4.8 times;
- Adjust the index for calculating water supply capacity, Fire prevention and fighting: Adjust the index for water supply for outdoor fire-fighting: 110 liters/s, adjust the index for water supply for production to 30m3/ha/day.night, add the water supply expenditure for the Accommodation House to 100 liters/person.day.night;
- Adjusting the total electricity demand, the total calculated capacity after adjustment increased from 62,092kVA to 73,774kVA...
The Provincial People's Committee assigned Bac Ninh Industrial Park Infrastructure Investment, Construction and Business One Member Co., Ltd. to update and show in the dossier of local adjustment of the Gia Binh Industrial Park QHPK the adjusted contents and organize public announcement within 15 days at the latest from the date of approval of the local adjustment of the planning and implement the next steps to ensure the provisions of current laws. At the same time, it is responsible for completing the dossier according to the requirements of the Departments, branches, localities and the Department of Construction according to Point C. Recommendations in the Appraisal Report No. 58/BC-SXD dated August 29, 2025 and other related contents.
