Approving 1/2,000 scale urban subdivision planning project of Subdivision No. 1 (Hoa Tien - Tam Giang, Yen Phong district)

(BNP) - On July 25, 2024, the Provincial People's Committee issued Decision on approving the 1/2,000 scale urban subdivision planning project of Subdivision No. 1 (Hoa Tien-Tam Giang, Yen Phong district).

Accordingly, the 1/2,000 scale urban subdivision planning project of Subdivision No. 1 (Hoa Tien - Tam Giang, Yen Phong district) was approved with the following main contents:

1. Location, boundary scope and planning scale:

a) Scope of research and planning boundaries: The area for research and planning of subdivisions belongs to Hoa Tien commune and Tam Giang commune (Yen Phong district). Scope of planning boundaries: to the north, it borders Soc Son district (Hanoi city) and Hiep Hoa district (Bac Giang province); to the south, it borders Yen Phu commune (Yen Phong district) and Dong Anh district (Hanoi city); to the east, it borders Cho town (Yen Phong district); to the west, it borders Soc Son district (Hanoi city), specific location and boundaries according to the attached planning drawings.

b) Planning scale:

- Land scale: About 1,217.33 ha.

- Population scale: About 42,590 people, of which the current population is about 34,720 people, the expected new development population is about 7,870 people.

2. Objectives and characteristics:

a) Objectives:

- Specify the orientations of the project to adjust the general urban planning of Bac Ninh to 2045, approved by the Prime Minister in Decision No. 728/QD-TTg dated June 20, 2023.
 

- Propose planning solutions to serve the investment needs of Yen Phong district development, ensuring the connection in terms of spatial organization and technical infrastructure, with synchronization and efficiency in land use, architectural facilities, and technical infrastructure.

- Create the image of a comprehensive development area with good quality infrastructure and services; connect landscape spaces between the newly developed area and the existing residential area in harmony with the natural landscape and historical and cultural relics, preserving the valuable traditional village space.

- Form a system of works serving urban development, services, culture, and residential areas along with complementary functional areas according to the planning determined by the higher level; Arrange and establish suitable land funds for exploitation and development of functional areas, forming social infrastructure and technical infrastructure systems suitable for usage needs.

- Serve as a legal basis for the implementation of the 1/500 scale detailed planning, construction investment project establishment, construction management, and development control of the area according to the planning.

b) Nature: Being a center for the development of industrial, commercial, and service industries; an area for the development of entertainment, sports, golf courses, and tourism services in the Cau River green corridor area.
