Approving 1/2,000 scale urban zoning plan for Eastern area of Yen Phong district (Sub-Zone No. 5)

(BNP) - On July 26, 2024, the Provincial People's Committee issued Decision on approving the 1/2,000 scale urban zoning plan for Eastern area of Yen Phong district (Sub-Zone No. 5)

Accordingly, the 1/2,000 scale urban zoning plan for Eastern area of Yen Phong district (Sub-Zone No. 5) was approved with the following main contents:

1.Location, boundary scope, and planning scale: 

a) Scope of research, planning boundary:

The area for research and planning of subdivisions belongs to 3 communes: Dong Phong, Thuy Hoa, and Tam Da (Yen Phong district). Planning boundary scope: The South borders Provincial Road (PR) 286; the North borders Tam Da commune (Yen Phong district); the East borders Cau river and Bac Ninh city; the West borders PR 277B and Yen Phong Industrial Park, Yen Phong Industrial Park expansion, specific location and boundary according to the attached planning drawing.

b) Planning scale:

- Land scale: About 1,086.34 hectares.

- Population scale: About 64,210 people, of which the current population is about 19,980 people, the newly developed expected population is about 44,230 people.

2. Objectives and properties:

a) Objective:

- Specify the orientations of the project to adjust the Bac Ninh urban master plan to 2045 approved by the Prime Minister in Decision No. 728/QD-TTg dated June 20, 2023.

- Proposing planning solutions to serve the investment and development needs of Yen Phong district, ensuring the connection in terms of spatial organization and technical infrastructure, with synchronization and efficiency in land use, architectural facilities and technical infrastructure.

- Creating an image of a comprehensive development area with good infrastructure and service quality; connecting landscape spaces between the new development area and existing residential areas, in harmony with the natural landscape, historical and cultural relics, and preserve valuable traditional village spaces.

- Forming a system of works serving urban development, services, culture, and residential areas along with supporting functional areas according to the planning determined by higher levels; arranging and establishing appropriate land funds for the exploitation and development of functional areas, forming a system of social infrastructure and technical infrastructure suitable to the needs of use.

- Providing legal basis for implementing detailed planning at scale 1/500, establishing construction investment projects, managing construction and controlling regional development according to planning.

b) Characteristics: A commercial and service development area serving industrial parks associated with the urban railway station transfer system (Depot); A regional medical, educational and commercial center; A modern urban area with full range of convenient, friendly, natural and environmental services, synchronous technical and social infrastructure systems; An area to preserve and promote existing village spaces, aiming to create a living environment that meets cultural - ecological and civilized criteria.
