(BNP) - The People's Committee of Bac Ninh province issued Decision No. 645/QD-UBND approving the task for adjusting the detailed planning at a scale of 1/500 for Viet Yen Golf Course.
Previously, the detailed planning project for Viet Yen Golf Course, Huong Mai and Trung Son communes, Viet Yen district (scale 1/500) was approved by the People's Committee of Bac Giang province (before the merger) in Decision No. 268/QD-UBND dated February 14, 2019, and the adjustment was approved in Decision No. 1347/QD-UBND dated December 30, 2022. However, during the implementation process, the project needed to adjust and rearrange the functional areas to suit the specific characteristics of an international standard golf course, ensuring both scale, functionality, and landscape architecture in accordance with regulations. Therefore, to contribute to accelerating the project's progress, adjusting the planning is essential.
Accordingly, the adjusted location and boundary are within the research area in Tu Lan and Van Ha wards, Bac Ninh province.
The adjusted area is from approximately 141.41 hectares to approximately 139.02 hectares (the area and boundaries will be specifically determined during the research process for the adjusted detailed planning project). Within this, the projected overall construction density for the golf course is ≤5%; the construction density for service and administrative land is ≤40%.
According to the plan, this is a 36-hole international standard golf course and high-end tourism, entertainment, and ecological resort area. Based on the set objectives, the Provincial People's Committee requests the Department of Construction and Truong An Golf Investment Joint Stock Company to focus on research, investigation, surveying, and document collection; The detailed planning project must orient the development of technical infrastructure and the environment; assess the environment, analyze and forecast positive and negative impacts on the environment; propose optimal solutions to minimize and mitigate factors affecting residential areas, natural landscapes, and air quality in the planned area.
In addition, the detailed planning project must be consistent with approved planning projects, standards, regulations, and the current status of the research area; comply with regulations on protecting the safety corridor of technical infrastructure projects passing through the area; analyze and assess the needs and models of sports and recreation suitable for the area; fully utilize natural topography to create a rational space within the area; arrange land and functional zones rationally, scientifically, and with a high degree of generalization, meeting the planned standards; and ensure the best fit with the current population situation…
