Bac Ninh approves investment policy for Van Trung New Urban Area with scale of over 102 hectares

(BNP) - The People's Committee of Bac Ninh province has just issued Decision No. 903/QD-UBND approving the investment policy for the Van Trung New Urban Area Project in Nenh ward through an open bidding process to select investors.

The project is implemented to step by step improve the urban infrastructure structure, meeting the socio-economic development requirements of the locality; at the same time efficiently exploit the land fund according to the approved subdivision planning. Upon completion, the project will contribute to meeting the housing needs of residents, forming commercial-service, entertainment spaces attached to the system of greenery and water surface, creating a highlight of modern landscape architecture and ensuring synchronous connection with the area's urban infrastructure.

According to the decision, the project has a scale of about 102.1 hectares, with synchronous investment in technical infrastructure, social infrastructure, and urban works. In which, the adjacent housing area consists of 972 lots to be synchronously built (except for 57 lots expected to be arranged for resettlement), with a height of 5 floors and a total construction floor area of about 444,883 m².

For mixed-use high-rise housing, the project will build on 5 land plots with a height ranging from 20 to 35 floors, and a total floor area of about 850,766 . In which, the 1st and 2nd floors are arranged for community activities, commerce, services, and technical infrastructure, while the remaining floors are residential apartments. In addition, the project reserves a land fund to build 2 social housing areas with a height of 20 floors and a total floor area of about 366,314 m², including the arrangement of long-term rental housing. The addition of basements for parking, technical infrastructure, or commerce and services for the buildings will be calculated and specified in accordance with regulations.

The project also invests synchronously in commercial and service works with a total floor area of about 147,846 m², including hotels, offices, tourist apartments, and commercial services, etc. The social infrastructure system is fully invested with medical works, including a 9-story hospital and a 3-story medical center; at the same time, educational institutions are built, including a high school, a middle school, and two kindergartens according to the planning.

When completed, Van Trung New Urban Area will meet the housing demand for about 29,691 people. The total expected investment capital of the project is over 28,300 billion VND; in which the compensation and site clearance cost is about 548.05 billion VND. Investors must ensure equity capital of at least 15% of the total investment; the remaining will be mobilized from loans and other legal capital sources in accordance with regulations./.
